These terms create a big confusion in the minds of the people. These are the three ways to calculate the area of the house. These terms really affect the cost of the house which you are buying. If you are not aware of these terms, your real estate agent can make you a fool and get extra money from you. There are no sciences behind these terms, you just need to read about these and you will be quiet clear about how these terms help in buying a house.

Carpet area

Carpet area is the actual usable area enclosed within the walls of an apartment or any other building excluding the thickness of the inner walls. It is the area in which you can actually lay the carpet. Basically, it is the actual area you get to use in a house or an apartment. Carpet area does not include the common areas such as a lobby, lift, and stairs, play area, etc. So when you look for a house, ask the carpet area because this calculated number will give you an idea that how much space you will get to use in the house. Nowadays, builders or the real estate agent does not mention the term carpet area, they charge you according to the super built-up area.  Depending on your builder, the carpet area can vary from 50-80% of the super built-up area. Therefore, one must always ask the ratio of carpet area to the super built-up area as more the ratio of carpet area to super built-up area, more space you get to use in the house.

Built up area

Built up area is the area which you get after adding the wall area and area of the balcony to the carpet area. It is also known as the total area of the house. Now, wall area is not the surface area but the thickness of the inner walls of a house. The area of the walls is about 20% of the built-up area and the area of the balcony cover 10% of the built-up area. So, in actual, the usable area of the house is 70% of the built-up area. The built-up area does not include the common areas.

Super built-up area

Super built-up area is the area which you get after adding the built-up area and the common areas that include a lobby, lift lobby, lift, stairs, clubhouse, indoor sports room etc. it is also called the saleable area because, on the basis of super built-up area, a builder charges you. Super built-up area does not include septic tanks, compound walls, open swimming pool, etc.

Do learn these terms before buying a house. This will help you a lot in making a right decision according to your requirements.
